I think all this sub-prime mortgage mess has folks a little off kilter. However there are deals to be had. Forclosures are not a real big problem here in the Northern Neck but people still need to buy and sell homes and land for various reasons. Sellers have realized that we are in a full swing buyers market now (well, most sellers anyway) so that as brought prices down slightly. Listing prices are still about the same but SALE prices are a much lower percentage of list price than they used to be. Bottom line. If you are looking to buy now is still a very good time. I think the weather had something to do with that. March is a funny month. It was 65 degrees Sunday, it snowed yesterday morning and it is suposed to be 65 again this weekend. The slow down several months back really didn't drop prices like some were thinking, but that did slow the rate of appreciation back to where it should be 5-7% . This past year gave the market here a much needed rest and returned things to normal. School is getting ready to start up agian and that means fall is just around the corner.<br /><br />Hopefully with gas prices comming back down into Earth's atmosphere things will pick up a bit. It's been a hot summer here on the Northern Neck, with several days reaching triple digit tempatures and upwards of 90% humidity. Days on the or should I say "in" the water were a sought after commodity these past few months. I am not sure what to make of this slow down. It could be the gas prices and heat, it could be rising interest rates, or it could be just that the market is returning to its normal self, something that we havn't see in the last 4 years. Whatever it is things in the area are slow but still ticking along. There is no particular price range that is doing better than any other. Everyone wants a house under $150K and there just arn't that many out there now.<br />Now on the other side of the coin, the purchasers who will come out ahead are those looking to buy homes in the $600K -$800K range. The market is absoultley crowded with houses in that range and if the sellers want to unload them they are having to sell at a reduced price.<br /><br />So to recap. If you currently own a home that you think may bring $150K or less and want to sell now is the time to do it.<br />And...<br />If you are looking at purchasing a home in the $600k-$800K range now is the time to come in and make an offer.<br /><br />If you fall into either of these catagories you should talk to your Realtor A.S.A.P. When you come make sure it's not a holiday week either. We tend to have a good time on the Northern Neck on the Holiday weekends (espically summer Hollidays). If you come during this time you will no doubt have a blast however you will get a false since of everyday activity activity. A normal week is very slow paced usually Highlighted by a couple of visits to one of your favorite restaurants. There are many many restaurants in the area to choose from, you could probably eat at a different one everyday for 2 months if you so liked. If you like to fish or boat then you have come to the right place and you should fit right in. Being that we have water on 3 sides of us, the blue stuff is a way of life here. No matter where you are on the Northern Neck you are never more than 10 minutes away from a marina. There are many antique stores in the area, as well as artists, wineries, and Golf courses. Garden Week is popular in the Northern Neck. First I would like to give you an introduction to the area.<br /><br /><br /><br />The Northern Neck area of Virginia is a quiet and peaceful peninsula sourounded by the Potomac River, The Rappahannock River, and the Chesapeake Bay. There are four counties that make up the Northern Neck - they are <strong>Northumberland, Lancaster, Richmond, and Westmoreland </strong>counties. Fishing and Farming have long been a major source of jobs in the area, but with recent environmental restrictions alot of watermen find it harder and harder to meet new requirements and still make a living. Farmers too have realized that they could make far more money selling the land (espically waterfront) that they own instead of farming it, which has been a contributing factor in the last several years to the Real Estate Boom. More and more farms are being turned into subdivisions with upscale homes. Developers from all over the country have seen the potential in this area and have flocked here to stake their claim.<br /><br />Although residential real estate has been booming in the area, most of the people moving to the Northern Neck are buying 2nd homes or retiring here. Businesses in the area are still for the most part locally owned with a few exceptions, i.e. Food Lion and Wal-Mart. Most people - locals and come-heres alike - would like to keep it that way. Some people complain about the lack of big business in the area, but that's why people come here - to get away from things like that. If you want to be around a Metropolitian area don't come here. We are 1 1/2 hours away from Richmond and about 2 hours from D.C. If you are looking for a quiet place to retire and have your family visit to go out on the water, this is the place.<br /><br />The Northern Neck is full of history. George Washington, James Madison, Robert E. Lee and others were born here. It is home to the commercial fishing fleet of Omega Protien. In its heyday Reedville had the highest per-capita income of any town in the country - of course the population was probably under 400 people at that time.<br /><br />According to the 2ooo census, the total number people who live in the Northern Neck was less than 50,ooo.
